  • Windows intact and secure
  • No signs of forced entry or tampering
  • Roof, gutters, and soffits — no visible damage or debris
  • Landscaping and irrigation normal, no pooling water
  • Mail, packages, flyers, and door hangers removed
  • Exterior lighting working
  • No pest activity (wasp nests, ant mounds, rodent signs)
  • Garage door closed and secure

Interior

  • Walk-through of all rooms — no visible issues
  • Ceilings and walls — no water stains or new cracks
  • Floors — no water, warping, or damage
  • No signs of pests (droppings, insects)
  • No unusual odors (mold, gas, sewer)
  • Smoke and CO detectors not chirping
  • Security system status normal, no alerts

Climate & HVAC

  • Thermostat set as instructed
  • Indoor temperature°F
  • Indoor humidity% (flag above 60%)
  • HVAC running, air flowing from vents
  • Condensate drain and pan clear, no water
  • Dehumidifier running and emptied (if present)

Plumbing & Water

  • Ran all faucets and showers briefly
  • Flushed all toilets
  • Under-sink cabinets dry, no leaks
  • Water heater — no leaks or corrosion
  • Laundry area and washer hoses — no leaks
  • Refrigerator water line and ice maker — no leaks
  • Main water shutoff position as instructed

Electrical & Appliances

  • Breaker panel — no tripped breakers
  • GFCI outlets not tripped (garage, outdoor, bathrooms)
  • Refrigerator and freezer running and cold
  • Lights and timers operating as instructed

Pool & Spa

  • Water level normal
  • Water clear, no algae
  • Pump and filter running, no leaks
  • Screen enclosure intact
  • Pool gate or barrier latched

Dock & Waterfront

  • Dock power and pedestals normal
  • Boat and lift secure, lines and covers in place
  • Dock boards and hardware intact
  • Seawall — no visible damage

Vehicles

  • Vehicles present, no visible damage
  • Battery tenders connected (if used)

Seasonal & Storm

  • Outdoor furniture and loose items secured or brought inside
  • Hurricane shutters or panels in the instructed position
  • Generator status checked (if present)
  • Trees and debris — no hazards near the structure
  • Post-storm exterior damage check

Departure

  • All doors locked, alarm set as instructed
  • Thermostat left at instructed setting
  • Lights and blinds left as instructed
  • Water shutoff left as instructed
