Subject: Looking after [street name] while you're away
Hi [first name],
Thanks for getting in touch about your home on [street name]. Here's how I work, so you can see whether it's a fit.
What a visit covers. While the house is empty I come by [every week / every other week] and go through it inside and out. I'm looking for the things that get expensive when nobody's around to notice: leaks, an AC that's stopped, humidity and mold, pests, storm damage and signs that someone's tried to get in. I run the taps and flush the toilets, check the breaker panel and the water heater, and make sure everything is locked the way you left it.
What you see. After every visit you get an email report the same day, with timestamped photos of the home and a note on anything that needs your attention. You'll never have to wonder whether someone actually went.
If something's wrong. I call you first. With your OK I'll get your plumber, roofer or other vendor in (or one of mine, if you'd rather), let them in, and keep you posted until it's sorted. Before a named storm I'll [bring in outdoor furniture / check the shutters] as we agree, and I'm back to check the house as soon as it's safe to drive.
What it costs. [$X a month for weekly visits / $X a visit]. [Extras, such as letting in a vendor or a storm visit, are $X.] There's no long contract: either of us can end it with [30] days' notice.
Getting started. The first step is a walk-through at the house, about [45 minutes]. We'll go over the shutoffs, the alarm, how you want things set while you're gone and who to call in an emergency, and I'll bring a short agreement for you to sign. [I'm insured and bonded, and happy to send the certificate.]
Would [day] or [day] work for you?
